How it works

Six stages, no obligation.

You can stop at any point before contracts are exchanged, and it costs you nothing to do so.

  1. Initial discussion

    A short form or a phone call. Tell us the address, the rough condition and your timescale. No viewing is needed to start, and asking creates no obligation.

  2. Property review

    Desktop research first — the EPC record, tenure, comparable values and local demand — so we do not take up your time before we know whether this is a sensible conversation.

  3. Assessment and valuation

    A visit to establish what the fabric actually needs, and a valuation built on that scope rather than a guess at it.

  4. Offer, where appropriate

    In writing, with the reasoning shown — what we think it is worth, what we think it needs, and how we got there. Where an offer would not serve you, we say so instead of making a low one.

  5. Due diligence

    Searches, title and the usual legal checks, handled by solicitors on both sides. We keep you updated rather than leaving you to chase.

  6. Completion

    Usually chain-free, on a timescale that suits you rather than one dictated by a chain above us.

What we're honest about.

We’re buyers, not agents, and we buy to make a return — so our offer reflects the work a property needs. That means we will not always be the highest number you could get.

If the open market will serve you better, we’ll tell you. It costs us nothing to be straight with you, and it’s the only way this works over the long run.

Do you charge a fee?
No. There is no fee for a review, an assessment or an offer, and no obligation attached to any of them.
How fast can you complete?
We are usually chain-free, which removes the most common source of delay. The honest answer is that timescales depend on searches, title and your own solicitor as much as on us — we will give you a realistic estimate for your property rather than a headline figure.
Do you buy tenanted property?
Often yes, depending on the tenancy and the works needed. Tell us the position and we will be straight with you about whether it works.
What areas do you cover?
We operate across United Kingdom, with a primary focus on London, South East, Midlands, North West, North East, Scotland and Wales. Available for nationwide property acquisitions and management. If your property is outside those areas it is still worth asking.
Will you buy if it needs structural work?
Sometimes. Solvable structural issues are fine; unresolved movement or subsidence generally is not.
Am I obliged to accept?
No. An offer is an offer, and declining it costs you nothing.
